Five Things To Avoid In The Home Buying Process

Purchasing a home will more than likely be the single largest expense you have in your life. With that in mind, you should never proceed blindly into the home-buying process. Make sure you do your research and consult a professional for help and guidance. As you begin, here are five things you should keep in mind and always avoid when buying a new home:

The right outside, but the wrong inside.  The phrase “curb appeal” is bandied about quite often, but you need balance between the exterior and interior. True, the outside appearance of your house is important, but too many prospective buyers say something along the lines of, “We fell in love with the house as soon as we saw it.” A home’s interior—room, amenities, and layout—is the space you’ll be living in. Make sure it’s what you want.

Waiting out the market.  Although you should never jump into buying a home, don’t assume that the market or interest rates will improve. Yes, interest rates may go up, but home prices are likely to rise too. If the time is right for you and you can afford to buy, don’t be afraid to take the next step. Remember: no one can foresee the future, even the experts.

Dream amenities versus what you truly need.  Before you begin looking at houses, you should sit down and decide what you need in your new home versus what you want in your new home. Do you need skylights or do you need a full bathroom near your guest room? Do you need a walk-in closet in the basement or do you need a large dining area for your family? If you can get everything you need and want in a house, great. But never compromise your needs in favor of a few bonuses.

Big changes in your financial situation.  If you can avoid it, don’t change jobs, make large purchases, or move around any debt you may have. To determine future financial status, most lenders want to see steady employment. Similarly, making a large purchase or transferring your credit card debt from one card to another may be a red flag for lenders. The key to getting the best possible deal in a mortgage is to make sure your credit is good and not to have any major shakeups in your finances.

Thinking you can do it all yourself.  Finally, you should always have a professional real estate agent on your side. Many buyers make the mistake of charging ahead by themselves just to save a few dollars. Unfortunately, most people aren’t aware of the nuances, laws, and best practices in the home buying process and end up paying a lot more than they would if they had hired a professional.

Of course, there may be bumps in the road to your new home no matter what you do. But if you follow these few pieces of advice, you will be much more likely to get the home you want and the home you need at a fair price.
