Freshening Up Your MLS Listing

MARKET CARRY OVER FROM THE OLD MLS LISTING TO THE NEW MLS LISTING?”
“Freshening up” an MLS (Multiple Listing Service) number by removing
your home from the market and then relisting it is a common trick. The
reasoning behind relisting is this: By removing your listing and then
relisting it, you’ll get a different MLS number and the number of days
on the market will reset to zero. In other words, your home will appear
to be a new listing and the stigma of a home languishing on the market
will be removed. As to your question about whether or not the number of
days on the market carries over to the new listing, the answer to that
depends on how long your home is going to be off the market. Since each
local MLS has different policies regarding how long a home has to be
withdrawn before it’s considered a “new” listing, you may need to have
your home off the market for one month, two months, or even several
months. Also, as a side note, relisting should be a last alternative. If
your home hasn’t sold, you should revisit the basics of selling—staging,
continual maintenance, aggressive marketing, etc.—before you think about
relisting. ∆
